All competitors must be in full time employment in the property industry and no professional athletes are permitted to win the race.

Individual triathlon

  • Swim – An open water swim in the clear waters of the rowing lake.
  • Bike – Four laps of a flat tarmac circuit around the lake.
  • Run – One lap along the side of the rowing lake on tarmac paths.

Distance
Swim(750m) → Bike(21.2km) → Run(5km)

Entry cost: £80

(£12 admin fee, including British Triathlon Day Membership** plus £68 suggested charitable donation)

Relay triathlon

** Your administration fee includes complementary British Triathlon Day Membership. This entitles you to public liability protection for the day of the event in relation to claims against you for loss, damage or injury to a third party. This does not protect you in respect of your own personal accidents or injuries or those involving other competitors. Your membership is not transferable and excess applies.  JLL is not responsible for your membership. Bike Hire

British Bike Hire is one of the UK’s largest bike hire operators who pride themselves on quality and service. They deliver a great product for all categories of riders and provide excellent service. They offer a range of bikes to hire or purchase including: leisure, hybrid, mountain, racing and triathlon specifications.

If you’ve hired a bike for the event from bike hire partner British Bike Hire, make sure you collect it from their stand which is located by the large registration tent by the car park.

Wetsuit Hire

We have partnered with Zone3 to offer you their Advance wetsuit to hire for the event. Zone3 has quickly become one of the most exciting and successful brands on the market thanks to its high-performance products which year on year have achieved the highest industry reviews based on speed, comfort, price point and innovation.

If you’ve hired a wetsuit for the event from  Zone3, where you collect it from will depend on what race you’re doing. If you’re taking part in the triathlon (relay or individual) please collect your wetsuit from the Zone3 stand in the main event village.

If you’ve hired a wetsuit for the 2.2.km Property Swim event, you will need to collect your wetsuit from the Zone3 area by the swim registration tent at the far end of the lake (opposite end to the Club House and main event village). Once you’ve completed your event (triathlon or swim) simply return your wetsuit to the Zone3 tent in the main event village.

If you still need a wetsuit for the event you can hire one here. Please note the deadline to do this is 5.30pm Wednesday 27 June and they will not be able to accommodate any later orders.

The registration tent will open from 06:30am. The time you register will depend on the time of your wave – you must arrive at least one hour before your wave time and please bring ID. Only one relay team member needs to register on behalf of the team.
The registration tent will be located next to the car park, so you will pass through registration to enter the event site. Upon arrival you will need to find your race number from the lists on display and then pick up your race pack from the registration tables.

The race pack contains:

Swimming cap
Race number for the cycle and run – must be attached to your back for the cycle and front for the run with the safety pins provided and clearly visible at all times. Race belts are also acceptable.
Two adhesive race numbers for your bike – one for your helmet and one to be attached to the bike seat post or top tube. The race numbers we supply are waterproof and tear proof. Take care when you put your wetsuit on over the number. When you take your wetsuit off, your number should remain intact, provided you have pinned them securely in all four corners.
You will be issued with a security wristband at registration with your race number on it. Relay team members will receive one each. This wristband will give you access to the transition area.

You will also need to pick up a timing chip at registration. This should be fastened securely around the left ankle. There will be one chip per relay team and this will act as the baton. Please check the velcro on your chip attaches securely as if you lose your chip, there will be a charge to replace it.

Wave Transition times have now been confirmed.

For those taking part in the duathlon, the transition area is located next to the triathlon transition – see course map.

Please follow instructions of the Transition Managers on the day.

You must show your race number and security wristband to gain access to the transition area. Only competitors will be allowed in the transition area.

Your allocated position in transition will be where you will store everything you need for the race. You should set up your kit in the transition area prior to the race and it is important that you know the direction of flow through the area, where your bike is amongst hundreds of others and for many of you, where you will tag your relay team member. We suggest you physically run through transition so you know where to locate your bike at speed. For example a distinctive towel laid under your kit helps to identify the exact location. Please note that balloons, flags, etc are not allowed to mark your spot.

It is very easy for the transition area to become chaotic, especially with increased numbers during the relay waves. It is imperative that you are aware of your surroundings and other competitors and that the lanes are kept clear at all times. The transition zone is intended for the use of competitors to transition between legs, so please avoid social gatherings in this area.

Please read carefully

General Rules

– You may only participate in one event category – either as an individual OR as part of one relay team
– Should you decide to race in a wave outside your category, you will not be eligible to win any category
– No drafting allowed
– No mobile phones, personal stereos, MP3s or ipods to be used in transition or during the race
– Do not mark your position in transition with balloons, flags etc
– No professional athletes are permitted to win the race
– If you would like to take part in the Property Swim as well, you can enter providing this does not clash with your triathlon wave time and vice versa

Fancy dress rules

Swim:
– Only wetsuit/swimsuit/tri suites can be worn but you can be creative!
– Only a cap, goggles and nose clip can be worn as aids. Avoid items that may restrict your movement.
– You must wear the cap provided with your race number attached.

Bike:
– Avoid clothing that could get caught in your bike or impair your vision (e.g. capes/dresses/large head pieces).
– You must clearly display your race number on your helmet, bike and back at all times.

Run:
– Avoid any items of clothing that could impair your vision or exceed past your lower back and cause a trip hazard.
– You must clearly display your race number on your front at all times.

Transition:
– Any changes of outfit can only take place within transition.
– Any spare clothing must be kept within your small personal area within transition.

All standard event rules and regulations apply and please be aware that others around you will not be in fancy dress and will be racing as normal. If it is deemed that your outfit is potentially unsafe for you or any other competitors or spectators you will be asked to remove it or will be disqualified from the event. To check anything you plan on wearing is safe and allowed to be worn please email propertytriathlon@eu.jll.com.
